For Owners

  • Reasonable management fees and no nickel-and-diming owners. We believe the monthly management fee covers every aspect of caring for your home!

Management Services and Fees

Management Fee Structure:

  • One flat monthly management rate: 
  • 8% of gross monthly rents for 1-4 residential doors, 7% for 5-9 doors, and 6% for 10+ doors 
  • 4% of gross monthly rents for commercial properties
  • Once yearly $50 administrative fee per building (not per door)
  • Late fees, pet fees, lease violation fees, etc., assessed are split 50-50 with the owner
  • HOA management fee depends on size and services provided
  • Never any set-up fees, leasing fees, invoice markup charges, etc.  

Residential Management Services:

  • Custom management 
    • Can use your preferred vendors for maintenance and repairs
    • Custom lease terms – within legal bounds
  • Marketing and showing to-be-vacant properties
  • Full screening including:
    • background checks, credit reports, and social media check
    • personal and rental history reference check
    • employment and income verification
  • Monthly and annual financial reporting 
  • Year-end 1099 filing
  • Coordination of maintenance and repairs as needed
  • Coordination of capital improvement projects as needed
  • Account management including reconciling accounts, budgeting, tracking expenses, etc.
  • Monthly bill paying, including mortgage and taxes as directed
  • Rent collection and disbursement
    • Direct deposit service available 
  • Evictions, small claims court, and collections, if necessary
  • Attorney and accountant on retainer to ensure correctness in all our proceedings
  • Fully insured and bonded 

Commercial Management Services:

  • 4% of gross monthly rents commercial properties 
  • Custom management
    • Can use your preferred vendors for maintenance and repairs
    • Custom lease terms - within legal bounds
  • Full screening including:
    • background and credit report check
    • company income verification
    • bank account verification
  • Monthly and annual financial reporting
  • Year-end CAM fee reconciliation and adjustment
  • Year-end 1099 filing
  • Coordination of routine maintenance and repairs as needed 
  • Coordination of capital improvement projects as needed 
  • Account management including reconciling accounts, budgeting, tracking expenses, etc. 
  • Monthly bill paying, including mortgage and taxes as directed 
  • Rent collection and disbursement 
    • Direct deposit service available

HOA Management Services:

  • HOA management fee depends on size and services provided  
  • Collect HOA dues, assessments and other fees
  • Review and pay invoices
  • Oversee vendors/Negotiate competitive bids for contract work
  • Prepare annual reports including Secretary of State filing
  • Coordinate income tax return preparation with association accountant
  • Maintain member database and act as liaison for association
  • Prepare and file liens when necessary
  • Coordinate with title companies on ownership transfers
  • 24/7 access to financial statements through online owner portal
  • Prepare operating budgets
  • Prepare packet, notices, budget, minutes and coordinate annual HOA meetings 
  • Enforce CC&R compliance
    • Monthly grounds clean-up & pictures of problem areas
    • Parking enforcement
    • Emergency answering services
    • Detailed records and notice distribution
    • Prepare and send violations letter
    • Follow-up on violations and complaints
