Tenant Qualifications

Peak Property Management conducts a thorough screening of prospective tenants. Applications are processed on a first-come, first-served basis. In order to be first in line, a  fully completed application packet must be received by all applicants over the age of 18.  


Tenant Qualification Guidelines:

  • Minimum credit score of 630
  • No prior evictions, judgements from previous landlords, or balances owed to past landlords
  • Positive personal references
  • Clean background check - some felonies may be approved on a case-by-case basis
  • Minimum monthly income of at least 2.5 times the monthly rent - 3 times preferred - based on net pay (your take home pay)


Tenant Application Packet Materials:

  • Application - 1 (one) per person over the age of 18. Please let us know if you are applying with someone so we can link you together.
  • Proof of income for past 60 days - including commission or bonus pay, if applicable 
  • Copy of driver's license or valid government-issued ID
  • $30 application processing fee per applicant (non-refundable once processed)

If you have an ESA, please note that on your application and have your documentation ready to submit. We use an independent third party to verify all ESA documents and this must be done at the same time the rest of your application is being processed.


*We must have all of the above documents from ALL applicants applying together in order for it to be a complete application.

*We do not process application fees until actively working on your application. This means that if you are not first in line you will not be charged. Once we process your application fee it is non-refundable, even if you are not approved for a property.

*We aim for a 24-48 hour turnaround time for processing applications. However, it may take longer if you have not provided all your documentation or we are unable to contact your landlord and personal references.


Upon Approval

  • You will receive an email outlining the next steps in the leasing process.
  • You must respond within 24 hours letting us know if you will be proceeding with the leasing process for the property you were approved for.
  • The holding fee is non-refundable. Once you sign the lease and receive keys, the holding fee is applied towards your account.
