Only under certain circumstances, and not for bad credit. If you are in college and a parent is helping you with housing, we will accept a co-signer. Also, in certain other circumstances, like a trustee, helping care for aging parents, or court-appointed guardian. We will not accept a non-occupying co-signer to help you meet the rental qualifications.
Most of our properties are pet friendly but there are some properties that do not allow pets. Please check the listing to see if pets are allowed, how many, what kind, and how big.
While we love dogs, we do have breed and weight/size restrictions for dogs. The following breeds are not accepted: pit bulls/pit bull mixes, Akitas, German Shepherds, Rottweilers, Doberman Pinschers, Chows, Staffordshire Terriers, Malamutes, Huskies, Wolf hybrids, etc. Dogs must also be around 50lbs or less. No Great Danes, Mastiffs, Great Pyrenees, Bernese Mountain Dogs, etc.
ESA’s and service animals are always welcome, with proper documentation and verification. We use a third party company for all ESA verifications

Yes, on a case-by-case basis. If you are currently on probation, we will talk to your parole officer as well.
Not necessarily. We take a look at your whole application together, as well as why your credit is lower. If everything else in your application looks great, and we just have some concerns about your credit, we may start you on a 6-month lease with a slightly higher security deposit, just to make sure it’s a good fit for everyone. If everything is going well after that time, we would be happy to renew your lease. We have had several long term tenants start out this way.
The security deposit is typically equal to one month’s rent. There are certain cases where the security deposit may be a little bit higher.
The holding fee is half of the security deposit. Once paid, this will hold the property for up to 2 weeks for you. If you decide to back out of the property, you do not receive the holding fee back. Once you sign a lease with us, the holding fee is applied to your account.
That depends on how quickly we can process your application and whether the property is ready for move in or not. A complete application – with all pay information and ID’s for all applicants – will take less time to process than an incomplete application. Also, if your rental and personal references get back to us quickly. In general, we need about 10 days to get a place ready for move in after someone moves out, sometimes longer if it needs more work or if there are scheduling conflicts. The holding fee will hold the property for you for up to 2 weeks from the first available date, or the date your application is approved (if the property is currently move in ready).
That depends on the property, but in general, yes, you are responsible for lawn care. We will coordinate sprinkler blowouts and startups. If you happen to break a sprinkler, you would be responsible for the cost of the repair, but we would help schedule that repair.
Please let us know right away if you want to add another person to your lease. Everyone living in the property who is over the age of 18 must be approved by us prior to moving in, so they will need to fill out an application and provide documents. If a roommate is moving out, the people staying in the property must meet the income requirements by themselves before we can release the roommate leaving the property. Everyone must agree and sign a roommate release form.
The security deposit stays with the property address until the property is fully vacated by all parties. We do not partially refund the security deposit to a roommate who moves out part way through the lease. If they are wanting part of their deposit back, that will need to be an agreement between you.
We understand that sometimes this has to happen for one reason or another. If you are in the military, and have to break your lease due to a change of duty station or orders, please let us know and there is no penalty. If you have to break your lease for any other reason, you will be responsible for paying rent and utilities until a new tenant moves in, or the end of your lease, whichever comes first. You will also forfeit your security deposit. Please do give us a definite date for when you will be moved out, if you have to break your lease, so we can correctly advertise your place and minimize the financial cost to you as much as possible.
You as the tenant are responsible for changing the HVAC filter, light bulbs, and batteries. You are also responsible for any stated utilities and yard work, as well as keeping the property in a clean and sanitary condition.

We consider the following to be emergencies - If your house is on fire, broken furnace when it is 40 degrees or below, broken water pipe/flooding, break-ins, gas leaks, and some electrical problems. If one of those has happened, please call the appropriate first responder (police/fire/gas company), and then please notify us. All other non-emergency maintenance requests will be addressed on the next business day.
Rent is due on the first of each month and late fees will start if rent is not paid in full by the 5th of each month. A one time fee of 5% of your monthly rent will be charged on the 6th, and then a daily late fee of $10.00 per day until your rent is paid in full. We can waive late fees one time. If you think you might be late paying rent, please let us know before the 1st of the month. We are happy to work with you, we just need to know what is going on.
Awesome! We will need to conduct an annual inspection of the property before sending out lease renewals. We try to complete those about a month in advance of when your lease is set to end. Once that is completed, you will receive a couple emails from us about the renewal process and completing that online. Once you receive the link to e-sign, please complete that before the renewal deadline.
If you do not want to renew your lease, please email us a written 30-day notice. Make sure you include the names of everyone who will be moving out, your full address, and the date you will be moved out. If you do want to stay, and you have not received a lease renewal from us yet, please send us an email. We might have just missed you on our renewal list (it can happen), or we might have gotten a little behind on getting renewals out. Your lease will automatically go to a month-to-month lease at the end of your term lease, so you do not have to move out as soon as your lease is over.
We have an obligation to the owner to conduct an annual inspection of the property to make sure it is being maintained in a satisfactory manner. We do also check to see if you, as the tenant, are keeping the property clean and not causing excessive damage. We do take pictures as part of these inspections, especially if we find an item of concern we need to address with the owner.
We get it, accidents can happen. Please let us know right away what happened. We will send a work order to the appropriate vendor and they will coordinate with you for the repair. You would be responsible for the cost of the repair.
First, contact us ASAP and let us know you are having trouble. If you are just going to be late paying rent, please email us before the 1st of the month and let us know when you will be able to pay.
